New sustainable housing project ‘Samen aan de Schie’

The project

A new sustainable housing project in Overschie offers 76 rental apartments for people earning middle to higher incomes. The project aims to create urban waterfront living with a village feel. Overschie, with a rich history dating back to the year 1000, was once an independent village and has been part of Rotterdam since 1941. The neighbourhood retains a beautiful historic village centre, creating a unique atmosphere.

The challenge

As this project’s principal structural engineering contractor, Iv was responsible for designing the two towers, producing the calculations and drawings, and was involved in the project before and during construction. The sloping landscape added to the complexity of the construction work, as not all sides of the tower are situated on the same level. The lower part, including the entrance, is designed on a split level, which requires considerable creativity both structurally and architecturally.

The impact

The residential landscape embraces the design principle of the beauty of existing elements and provides opportunities for climate-friendly measures. The rain garden provides sustainable water management. New green structures enhance biodiversity, and trees that have been relocated have a new home elsewhere in the park. The base landscape is presented as a playfully varied grassed area. In line with the 2050 gas-free requirement, the apartments have no gas supply but are connected to a district heating network.
